For commuters who prioritize proximity to NYC, $400,000 is more realistic for condos: Putnam County's condo median rose to $442,500 and buyers, on average, paid 104.3% of original list price.

At $500,000 the market opens to single-family homes across much of the Mid-Hudson. Ulster County's overall median hit $506,000 in August with about 750 active listings and 5.3 months of supply. Dutchess County recorded a median of $525,000 and had roughly 869 active listings. Orange County offered the largest single-family inventory in the region with 1,136 homes and a single-family median of $520,500.

In higher-cost counties a $500,000 budget still lands buyers in attached housing. Rockland's single-family median was $813,750, while its condo median climbed to $546,000, up 19.6% year over year.

Zooming Out: How to Read These Numbers

The same $500,000 budget can be below the county median in one place and above it in another. Statewide inventory rose about 8% year over year, which increases choice in some markets but does not erase local competition — Albany, for example, remained hot with low days on market and above-list sales.

If you want a single-family house near New York City, expect to need more than $500,000. For single-family homes within the Capital Region or farther upstate, $400,000–$500,000 can be sufficient. Buyers focused on proximity to the city should plan on condos or co-ops at these price points and budget for competitive bidding in counties with low inventory.
