GTA sellers face fewer rivals but should expect longer marketing timelines

August data show fewer new listings across the Greater Toronto Area, but homes that did sell spent longer on the market. Agents need to use property histories and targeted comparables to set realistic seller expectations for the fall.

Foch: GTA sellers have less competition, but a longer wait

Useful takeaways from this story.

New listings fell 14.1% year over year to 12,075 while sales slipped 2.1% to 5,057.

Active inventory at month-end was 24,482, down 11.3% year over year, but still substantial competition for sellers.

The useful part

There were fewer competing listings across the Greater Toronto Area, and TRREB raised the possibility of renewed price growth. It includes time spent under previous listings for the same property, subject to TRREB's rules. Despite fewer competing listings, the homes that sold took longer than a year earlier.

How it works

  • A house that needs work competes against renovated homes once the buyer adds the renovation budget.
  • I would show a seller the full listing history of the closest comparable sales, including asking-price changes.
  • For a buyer's agent, the next step is to narrow the comparison to the client's actual search.
  • His expertise and balanced insights have earned him a dedicated audience of over 100,000 real estate investors across multiple social media platforms, where he shares primary research and market analysis.
  • It does not establish that a higher asking price will work.

What to take from it

The average selling price was $993,410, down 2.7 per cent year over year, while the composite MLS Home Price Index was down 4.5 per cent. A relisting can make an advertisement look new while the seller has been trying for considerably longer. TRREB's property-days measure includes earlier listings by the same seller and brokerage within the original listing contract period.

Example or evidence

  • The negotiating position changes across the GTA TRREB's published sales-to-new-listings trend was 41.3 per cent in Durham, compared with 34.8 per cent in Peel.
  • TRREB's published sales-to-new-listings trend, August 2026.
  • For Realtors trying to set expectations ahead of the fall market, that matters more than choosing an optimistic label.
  • The listing decline deserves a closer read New listings fell much faster than sales.

Details worth keeping

Then comes the number I would put in the listing presentation: 51 days. That means fewer fresh alternatives for a buyer comparing properties at the same price. It does not tell us why those listings failed to arrive.

I think that many publishers are watching this winter's sales numbers with great interest. Nobody wants to be the first out of the gate with price increases, but GTA likely has the best chance of succeeding with a price increase. If GTA is as successful as people believe, I think that, like most cases in this situation
